Emergency Leak Repairs

How Can We Help You Today?

Pick what’s going on with your roof and we’ll point you to the fastest fix.

Most of Our Calls Come From Roofs That Were Already “Fixed”

A patch over the stain doesn’t stop a leak that starts at the parapet, the flashing or a clogged drain. We trace the water back to where it actually gets in, fix that, and tell you straight whether a repair will hold or the roof has run its course.

A reputable Brooklyn roofing company since 1997, owned and run by John

  • A real diagnosis before any price
  • Photos of what we find, before and after
  • Written, line-item quotes, with rotted deck boards priced per board up front
  • DOB, Landmarks and FDNY torch permits handled when the job needs them
  • Sidewalks and neighbors’ roofs protected, clean-up every day

John comes out, looks at the roof himself and explains what’s wrong in plain English. No job is too small or too big: one cracked seam, a full tear-off down to the boards, or the roof over a storefront.

Why Brooklyn Roofs Leak, and Why the Patch Didn’t Work

About half of Brooklyn’s homes were built before 1939. Old brick, old wood decks and attached roofs that share walls with the neighbors make leaks harder to trace than on a suburban house. Add wind-driven rain off the harbor, freeze-thaw all winter and rooftop heat in summer, and small weak spots turn into ceiling stains.

Parapet and coping failures

Cracked coping stones, open mortar joints and loose counterflashing let water run down inside the wall and show up on the ceiling below.

Failed flashing

Where the roof meets a wall, chimney, bulkhead, skylight or the neighbor’s higher roof. It’s the most common leak source we find on flat roofs.

Ponding water

Flat roofs that sag or drain poorly hold water for days after rain, and that standing water breaks down seams and coatings.

Clogged drains and leaders

Leaves and city grit back water up over the flashing. Fall, when the street trees drop their leaves, is the worst time for it.

Too many layers

Roofs that were rolled over again and again trap moisture, rot the deck and can’t legally take another layer.

Shared walls and neighbor roofs

On attached homes, water from the house next door can travel along a party wall and come out in yours.

Brooklyn Roofs We Work On Every Day

From brownstone parapets to detached shingle homes near the water, every kind of Brooklyn building has its own weak spots. Here’s what we see most.

Brownstones and townhouses

Park Slope, Brooklyn Heights, Cobble Hill, Fort Greene, Bed-Stuy. Flat roofs behind parapets, with cornices, skylights and bulkheads, many in landmarked historic districts.

Rowhouses and two-family homes

Sunset Park, Bay Ridge, Bensonhurst, Borough Park, East Flatbush. Tar, torch-down or rubber roofs, shared parapets and rear drains that clog every fall.

Walk-ups, mixed-use and co-ops

Bigger roofs with rooftop equipment and more penetrations, plus the permits, insurance certificates and paperwork owners and boards need.

Victorian and frame houses

Ditmas Park, Prospect Park South, Fiske Terrace. Steep slate, shingle and metal roofs, where repairs should match the original materials.

Detached homes in south Brooklyn

Marine Park, Mill Basin, Bergen Beach, Gerritsen Beach. Pitched shingle roofs and gutters with more exposure to coastal wind and storms.

Commercial roofs

Storefronts, warehouses and mixed-use buildings. We schedule around tenants and businesses and keep the work area safe.

Most flat roof repairs in Brooklyn cost $300–$1,500, and most brownstone flat roof replacements run $8,000–$32,000. Roof size, how many old layers come off, rotted deck boards, scaffolding, Landmarks approval and permits move the price the most.

Repair, coat or replace?

  • Repair when the roof is under about 15 years old, the problem is in one area and the deck is dry.
  • Coat when the roof is sound and dry but aging, and you want a few more years.
  • Replace when leaks keep moving, there are already two layers, the deck feels soft, or water shows up days after rain.

If a repair will honestly get you a few more good years, we’ll tell you.

NYC Roofing Rules We Handle for You

Roofing in New York City comes with more rules than almost anywhere in the country. Most homeowners don’t know them, and some roofers skip them. Here’s what applies to Brooklyn roofs, in plain English.

Home Improvement Contractor license

Anyone doing roof work on a NYC home needs a Home Improvement Contractor license from the Department of Consumer and Worker Protection (DCWP). Check the number before you sign anything.

DOB permits for replacements

Full roof replacements generally need a Department of Buildings permit, filed through DOB NOW. Most small repairs don’t.

FDNY rules for torch-down

Torch-applied roofing is legal in NYC when the crew holds the required FDNY certificates and a fire guard watches the roof during and after torching.

Landmarks (LPC) approval

In historic districts such as Brooklyn Heights, Park Slope, Fort Greene and Ditmas Park, roof work visible from the street needs Landmarks Preservation Commission approval.

Cool roofs, Local Laws 92 and 94

Replacement roofs must meet NYC’s reflectivity rules, and replacing an entire roof assembly can trigger a solar or green roof requirement.

Layers, parapets and neighbors

No new roof over two or more existing layers. Many street-facing parapets need a yearly observation on file. RPAPL 881 covers access when a neighbor refuses.

Rules change, so we check current DOB, LPC and FDNY requirements for every job.

Move furniture and electronics, put a bucket under the drip, and if the ceiling plaster is bulging, poke a small hole in it so the water drains instead of bringing the ceiling down. Turn off power to any light fixture with water near it. Then call us at (929) 695-6095 for an emergency repair.

Most flat roof leak repairs in Brooklyn cost $300–$1,500 in 2026. Simple seam or pitch-pocket repairs sit at the low end; re-flashing a parapet or skylight costs more. We give you a written price after inspecting the roof.

Most brownstone flat roof replacements cost $8,000–$32,000. Jobs with Landmarks approval, scaffolding or major parapet work typically run $22,000–$42,000. Roof size, layers to remove and rotted deck boards make the biggest difference.

Usually, yes. Full roof replacements generally need a DOB permit, and homes in historic districts need Landmarks approval for work visible from the street. Torch-down work needs FDNY-certified roofers and a fire guard. Most small repairs don’t need a permit.

Only if there’s a single existing layer in good condition over a dry deck. Building codes don’t allow a new roof over two or more existing layers, so many older Brooklyn roofs need a full tear-off.

No. Torch-applied modified bitumen is legal in NYC when the roofers hold the required FDNY certificates and a fire guard watches the roof. Unpermitted, unsupervised torch work is what’s illegal.

EPDM rubber, TPO, PVC and modified bitumen all work well when they’re installed and flashed properly. EPDM is a proven choice for brownstones; TPO and PVC are white and meet NYC’s cool roof rules; PVC handles grease and rooftop equipment best.

Most flat roofs in New York last about 15–30 years, depending on the material, drainage and upkeep. A coating can add years to a sound roof; ponding water and skipped maintenance shorten its life.

Repair it if the leak is in one spot and the deck is dry. Replace it if leaks keep moving, the roof already has two layers, the deck feels soft, or water shows up days after rain. We’ll show you photos and tell you which it is.

Attached Brooklyn homes share parapets and walls, so water can travel from next door. We can inspect both sides of the party wall, document the source with photos and coordinate the repair with your neighbor.

Insurance usually covers sudden damage, like a storm tearing off shingles, but not wear and tear or slow leaks. We document storm damage with photos and a written report for your claim. Check your own policy for the details.
