Roof Repair in Brooklyn, NY: Find the Leak, Fix It Right
Most Brooklyn roof leaks don’t start where the stain is. Water slips in at a parapet, a party wall, a skylight curb or a clogged drain and travels before it shows up on your ceiling. All State Roofing – Brooklyn has been tracing those leaks to their source and repairing them properly since 1997, on brownstones, rowhouses, detached homes and commercial buildings across the borough.

Roof Repair Services We Handle Across Brooklyn
From a single open seam to a parapet rebuild, these are the repairs we do every week on Brooklyn roofs.
Roof leak detection
We trace water from the stain back to the entry point, checking seams, flashing, parapets, drains and penetrations, so the repair goes where the problem is.
Flat roof repair
Open seams, blisters, cracks and punctures on rubber (EPDM), modified bitumen (torch-down), TPO, PVC and old tar roofs.
Shingle roof repair
Missing or wind-lifted shingles, failed ridge caps, valley leaks and nail pops on pitched roofs. See our shingle roof services.
Flashing repair
Wall, chimney, skylight and party-wall flashing, plus counterflashing and termination bars, where most Brooklyn leaks begin.
Parapet, coping and cornice repair
Cracked coping stones, open mortar joints and leaking cornices on brownstones, limestones and walk-ups.
Skylight, hatch and bulkhead repair
Reflashed curbs, resealed frames and repaired bulkhead doors and roof hatches that let water into stairwells.
Drains, scuppers and leaders
Cleared and reflashed roof drains, rebuilt scuppers and repaired leaders and gutters so water leaves the roof fast.
Rotted decking and soft spots
Wet or rotted roof boards and plywood cut out and replaced, so the new membrane isn’t sitting on a sponge.
Emergency and storm repair
Active leaks and wind damage made watertight first, with a temporary seal or tarp if the weather won’t allow a permanent repair yet.
Where Is Your Roof Leak Really Coming From?
Where the water shows up inside, and when, tells us a lot before we even get on the roof. Here’s what we usually find behind the most common Brooklyn leak patterns.
| What you see inside | Most likely cause on the roof | Typical repair |
|---|---|---|
| Stain above the front windows | Leaking cornice, cracked front parapet or open coping joints | Cornice or parapet flashing, coping reset and repoint |
| Stain along a side wall, top floor | Failed party-wall flashing, or water coming from the roof next door | Party-wall flashing and counterflashing |
| Drip around a skylight | Low or cracked curb flashing, failed frame seal | Reflash the curb or replace the unit |
| Leak only in heavy rain | Clogged drain or scupper, flashing set too low, wind-driven rain | Clear and reflash drains, raise flashing height |
| Leak days after the rain stops | Water trapped in wet insulation or between old roof layers | Core cuts to check, then repair or replace the wet section |
| Leak after snow melts | Ice and slush against parapets, open seams at the base of walls | Seam and base flashing repair |
| Water dripping from a light fixture | Water running along joists from a leak elsewhere on the roof | Trace and repair the entry point; check wiring first |
| Basement leak in light rain | Clogged or broken roof drain or leader dumping water at the foundation | Clear, repair or replace the drain line and leader |
Why does my roof leak only in heavy rain?
When a light rain gets in nowhere but a downpour does, the roof surface is usually fine and the water is overflowing somewhere. A drain half-blocked by leaves, a scupper that can’t keep up, or flashing that stops a few inches too low all let water over the top once it pools. Wind-driven rain near the shore, in places like Coney Island, Sheepshead Bay and Red Hook, can also push water sideways under flashing that holds up fine in calm weather.
Why does the roof still leak after it was patched?
Because the patch went on the spot above the stain, not where the water enters. On attached Brooklyn buildings, water often travels along roof boards and party walls for several feet. A second patch in the same place won’t help; finding the real entry point will.
Is a leak along my side wall coming from my neighbor’s roof?
Sometimes. On rowhouses and brownstones, the two roofs meet at a shared parapet or flashing line, and a failure on either side can show up in your wall. We check both sides of the party wall, and if the fix needs your neighbor’s roof, we’ll explain how access works in NYC.
Repair, Coat or Replace? How We Decide on a Brooklyn Roof
Not every leak needs a new roof, and not every old roof is worth patching again. This is the same thinking we walk you through on site.
Repair it
When this makes sense
- The leak comes from one area: a seam, flashing, a drain or a skylight
- The rest of the roof is dry and still flexible
- The insulation underneath isn’t soaked
Coat it
When this makes sense
- The roof is aging but sound and dry
- Seams and flashing are repaired first
- You want to buy time with a silicone or aluminum coating
Replace it
When this makes sense
- Leaks in several places at once, or the same spot keeps failing
- Wet insulation or rotted boards across a large area
- Two or more old roofs already stacked on the deck
What we won’t do on a roof repair
- Silver-paint over a wet roof. A coating on soaked insulation traps the water and hides the problem until the ceiling comes down.
- Smear mastic on a seam and call it fixed. Flashing cement is a short-term stopgap, not a repair.
- Lay another roof over two old ones. Building codes don’t allow it, and it adds weight and hides rot.
- Sell you a new roof you don’t need. If a repair will honestly hold for years, we’ll tell you.
Is my old flat roof worth repairing?
It depends less on age than on condition. If the membrane is still flexible, the leaks come from details like flashing and drains, and test cuts show dry insulation, a repair is usually money well spent. If the roof leaks in several places, feels soft underfoot or has layers stacked on layers, repairing it is just paying for the next leak. We’ll show you photos either way.
Our Roof Repair Process, Step by Step
The same steps on every repair, whether it’s a two-hour flashing fix or a full day on a parapet.
Leaking right now? Call first. While we’re on the way, keep away from wet light fixtures, catch the water and move what you can. If a ceiling is bulging with water, a small hole at the lowest point with a bucket underneath lets it drain safely.

Why Roof Repair in Brooklyn Is Different
Close to half of Brooklyn’s homes were built before 1939. Old buildings, shared walls, street trees and coastal storms all change how a roof fails and how it should be repaired.
Attached buildings
Brownstones and rowhouses from Park Slope to Bed-Stuy share parapets and flashing lines, so one roof’s failure can leak into the next house.
Cloudbursts that overwhelm drains
Remnants of Hurricane Ida in September 2021 dropped a record 3.15 inches of rain in one hour in Central Park. Flat roofs with half-clogged drains can’t keep up with storms like that.
Coastal wind and Sandy’s legacy
Hurricane Sandy in 2012 hit Coney Island, Gerritsen Beach, Red Hook and Sheepshead Bay hard. Homes near the water need tighter edge and flashing details.
Tree-lined blocks
The street trees around Prospect Park, Ditmas Park and Fort Greene drop leaves that clog drains and gutters every fall.
Freeze-thaw and summer heat
Winter freeze-thaw cracks mortar and coping, and dark flat roofs bake in July, aging membranes and seams faster.
Landmarked blocks
Repairs to cornices, front parapets or slate visible from the street in historic districts like Brooklyn Heights or Clinton Hill may need Landmarks approval first.
NYC Permits and Rules That Apply to Roof Repairs
Most small roof repairs don’t need a permit, but some work in Brooklyn does come with rules. A real local roofer should know which apply to your job before quoting it.
Licensed contractor
Roof work on a NYC home requires a Home Improvement Contractor license from the Department of Consumer and Worker Protection (DCWP). Our license number and proof of insurance are provided on request.
DOB permits
Ordinary repairs generally don’t need a Department of Buildings permit. Bigger work, like a full replacement or structural repairs to joists, generally does, filed through DOB NOW.
Torch-down repairs
Torch-applied roofing is legal in NYC when done by FDNY Certificate of Fitness holders, with a fire guard watching the roof during and after torching.
Landmarks Preservation Commission
On landmarked buildings, repairs to street-visible features like cornices and front parapets may need LPC approval before work starts.
Parapet observations
Many NYC buildings with parapets facing a street or sidewalk must have them observed every year under a DOB rule. A cracked parapet found then is a repair worth doing early.
Landlords and neighbors
Tenants can report leaks through 311, which can lead to an HPD violation. When a repair needs a neighbor’s roof and access is refused, RPAPL 881 covers court-ordered access.
How Much Does Roof Repair Cost in Brooklyn?
An honest answer: it depends on what’s actually failing, and nobody can price it properly without seeing the roof. What we can tell you is what moves the number, so you can compare quotes fairly.
What makes a repair cost more or less
- The cause: resealing a seam costs far less than rebuilding a parapet or replacing a drain line.
- The roof system: EPDM, torch-down, TPO, PVC, shingle and slate each need their own materials and methods.
- What’s underneath: wet insulation or rotted boards add work, which is why we price decking per board in writing.
- Access: a roof hatch, a four-story walk-up or a ladder from the backyard all change labor time.
- Rules: Landmarks approval, permits or torch requirements add steps.
- Urgency and weather: a tarp tonight and a permanent repair next week is two visits.
Comparing roof repair quotes?
Check that each quote names the exact problem, the material and method, what happens if rotted decking is found, and whether cleanup and debris removal are included. A low quote that leaves those out isn’t really lower.

Brooklyn Roof Repair Questions, Answered
Straight answers from a Brooklyn roofing company that’s been fixing roofs here since 1997. Learn more about All State Roofing – Brooklyn.
How do I know if my roof needs repair or replacement?
If the leak comes from one area, like a seam, flashing, drain or skylight, and the rest of the roof is dry and flexible, a repair usually makes sense. Leaks in several places, soft spots, wet insulation or two or more old roofs stacked on the deck point to replacement. We show you photos so you can see the difference yourself.
Why is my roof leaking in one spot but the stain is somewhere else?
Water rarely drips straight down. On Brooklyn’s attached buildings it can run along roof boards, joists and party walls before it shows up inside, so the stain is often several feet from where water enters the roof.
Do you take emergency roof repair calls?
Yes. Call (929) 695-6095 about active leaks and storm damage. We make the roof watertight first, with a temporary seal or tarp if the weather won’t allow a permanent repair, then come back to finish the job properly.
Can you repair a roof in the rain or in winter?
Emergency work like tarping and temporary sealing can be done in bad weather. Most permanent repairs need a dry surface and suitable temperatures for the materials, so we may stop the leak first and finish when conditions allow.
Do I need a permit to repair my roof in NYC?
Ordinary roof repairs generally don’t need a DOB permit. Larger work, such as a full replacement or structural repairs, generally does, and work on landmarked buildings that’s visible from the street may need Landmarks Preservation Commission approval. We tell you which apply before we quote.
What types of roofs do you repair?
Flat roofs including EPDM rubber, modified bitumen (torch-down), TPO, PVC and older tar roofs, plus asphalt shingle and slate roofs, and the flashing, parapets, coping, cornices, skylights, hatches, drains and gutters that go with them.
Will silver paint or a coating stop my roof leak?
Not on its own. A coating can extend the life of a roof that’s sound and dry once seams and flashing are repaired. Coating over a wet or failing roof traps moisture and usually makes the problem worse.
How much does roof repair cost in Brooklyn?
It depends on the cause, the roof system, what’s underneath, access and any permits. We inspect the roof and give you a written, line-item quote, including a per-board price for any rotted decking, before work starts.
My neighbor’s roof is leaking into my house. What can I do?
First, have the leak inspected so you know where the water is coming from. If the repair needs work on your neighbor’s roof, talk to them first; if access is refused, New York’s RPAPL 881 lets a court grant access for necessary repairs. We can document the problem with photos.
Do you repair roofs on commercial buildings?
Yes. We repair roofs on storefronts, mixed-use buildings, walk-ups, co-ops and warehouses, and provide written scopes and insurance certificates for boards and managing agents.
Which areas do you serve for roof repair?
All of Brooklyn, from Greenpoint and Williamsburg to Bay Ridge, Coney Island, Marine Park and Canarsie, plus nearby parts of Queens, Staten Island and Manhattan.
Is All State Roofing – Brooklyn connected to Allstate Insurance?
