First, you need to check the roof from the inside. Go to the attic and look there if the roofing deck is sagging, for light coming through, as well as leaks and dark spots.

Exterior Check-Up
When you complete the interior inspection, go outside and look for missing shingles, extra moist or mold, or rot. Also, see if there is loose material around the vents, pipes, and chimney. Check if the downspouts and gutters are secured well and if the drains are clean and allow the rainwater to exit them freely.
